These specifications are written to provide you, the retail customer, with detailed information on the standard components, which are included in each of Skirig's house packages. By becoming familiar with the standard features, our customers from the very beginning have a clear understanding of the product they are buying.

1. The following specifications have been developed to provide a construction standard used in the building of our homes. It is our intention to provide affordable housing without sacrificing the quality of the product.

2. All items specified may be changed to suit individual tastes. Listed items included in our base package price. Some optional items are listed for various categories.

3. Contractor reserves the right to change construction methods and details as are indicated on the drawings with the approval of the Architect and the building inspector to meet appropriate code changes.

4. Exterior decks/patios, masonry, fireplaces, whirlpools, skylights, wet-bars, laundry sinks, French doors, tray ceilings, and hutches may be noted in some designs. These items are not included in our standard Specifications, but are available and priced separately.

5. All selections with the exception of credited items to be made at UBS.

6. All upgrades are subject to a thirty percent (30%) surcharge.

7. The buyer is responsible for blasting costs up to $12,500.

8. These building plans are generic in nature. Not all amenities shown are included in the owner/developers advertised price. Please see the owner/developer for clarifications. These building plans & structual details may change due to buyers options.

9. If electrical fixtures supplied by owner are complex an essembly charge will be assessed at the descrition of the builder.

General Requirements
  • Building plans and technical working drawings included.
  • All blueprints/copies provided for lender, building officials, all trades and one set for the buyer.
  • Construction schedule is 6 months +/- date set by project manager and company.
  • Building permits and fees included.
  • A one-year builder LIMITED WARRANTY is provided.
  • On site supervision included.
  • Manufacturer warranties and Owner's manuals assembled and delivered to Buyer.
  • Temporary power and heat are provided for construction.
  • Construction dumpsters and dump fees included for all work provided by Skirig.
  • All construction debris will be removed and your home will be broom-cleaned. Final vacuuming and cleaning, appliances, bath fixtures, etc. to be done by the Seller, unless otherwise noted in construction agreement.
SITE WORK : Each site will include the following:
  • Surveying, clearing, excavation, city sewer, one-inch city water line, underground electric, phone and CATV service. The site shall be back filled to proper elevations with 4" topsoil or as available on site and seeding to stabilize disturbed areas.
  • Landscaping plants will be evergreen shrubs (2 gallon size minimum), corner shrubs will be two Arborvitae or equivalent, interior shrubs will be two Seabuckthorn or equivalent (total of 10 shrubs maximum). Credit for shrubs if not wanted $200.00.
  • Driveway will be paved and front walkway will be three feet wide concrete.
  • Price does not include blasting, removal of material if necessary, or additional fill/top soil.
  • The buyer is responsible for blasting costs up to $12,500.

Optional Site Work

  • Additional landscape packages are available. These items will be priced separately according to site conditions.
FOUNDATION/CONCRETE
  • Full basement with windows, minimum 2, (metal buck, single glazed slider with screen), 3000 psi cast-in-place concrete for 8" thick walls, 8" thick x 16" wide footings. Footings reinforced with 2 #4 bars continuous and the walls are reinforced with 2 #4 bars at top of wall.
  • Bituminous spray on waterproof coating on foundation walls below grade with 2" rigid insulation.
  • Reinforced concrete garage floor with fiberglass mesh per plans.
  • 4" thick concrete basement floor with fiberglass reinforcement and a polyethylene vapor barrier underneath.
  • Maintenance free concrete platform with 1 step per plan at side or rear entry (3'x3') wood or cast in place concrete available upon request.
  • Basement bulkhead entryway included with insulated door at basement level.
CARPENTRY
  • Pressure treated wood sills and sill sealer at concrete foundations and floors.
  • 2 x 6 @ 16" spruce exterior wall framing for house; 2x4 for garage.
  • 2 x 4 @16" spruce interior wall framing.
  • 19% maximum moisture content.
  • OSB sheathing on exterior walls.
  • Floor joists are #2 spruce 2x10 or engineered lumber. See building plan for size and spacing.
  • ¾" tongue and groove hardy board or equal subfloor glued and nailed.
  • Engineered roof trusses and/or spruce wood rafters per plan.
  • CDX plywood OBS 4x8 NER 108 rated sheeting on roof sized per code.
  • Energy saving Tyvek (or equal) building wrap air filtration barrier on all exterior walls.
  • Framing to be stick built.
Optional Carpentry
  • Decks of pressure treated wood or cedar are available in large sizes.
  • Ledger board with flashing installed during construction where necessary for future decking.

SIDING
  • FAIRWAY series double 4" solid vinyl clapboard siding. Only certain colors will be allowed in Rock Ridge Estates until SDG's completion of the final phase.
  • White vented vinyl soffits on eaves/overhangs. Maintenance free exterior trim custom wrapped in white color aluminum.
  • Mid America Vinyl shutters per plan. Choice of shutter colors.
  • Vinyl soffit-fully vented except cantilever overhangs, porch ceilings.
  • Aluminum fascia
  • F vinyl channel & J channel
  • Light fixture blocks in standard size, match siding and trim color in vinyl.
  • Meets or exceeds HUD minimum requirements and AAMA standards.
  • Starter strips and undersill trim.
Optional Siding
  • Larger light blocks are available.
  • Choice of trim colors available.
  • Cedar and other types of siding and trim are available.

ROOFING
  • ELK, 30-year warranty, Class "A" fire rated fiberglass based asphalt roof shingles in architectural series, choice of colors.
  • 15 lb. Felt paper roof underlayment under all shingles.
  • Aluminum flashing, aluminum drip cap on roof shingles.
  • White aluminum seamless gutters and down spouts.
  • Attic is fully vented using vented vinyl soffit on eaves and a low profile continuous ridge vent on peaks with matching color roof shingle caps.
  • Ice and water @ soffits and valleys.
Optional Roofing
  • Various colors available for gutters and down spouts.
  • ELK class "A" fire rated fiberglass based asphalt roof shingles standard 3 tab is available.
  • Gable vents and louvers also available.

FIREPLACES
  • Prefabricated fireplaces as indicated on the plans with mantel and tile surround.
  • Ceramic tile surround and hearth.
  • Paint grade mantel, see finish schedule for type.
Optional Fireplaces
  • Gas burning fireplaces also available.
  • Various styles are available in masonry or brick veneer.
  • Custom mantels available and granite surrounds available.

INSULATION
  • 9" Fiberglass (R-30) with heat saving plastic or paper vapor barrier in attic.
  • 6" Fiberglass (R-19) with heat saving plastic vapor or paper barrier in house exterior walls.
  • Propa-Vent spacers at eaves to insure proper air flow through vented soffit areas.
Optional Insulation
  • 12" (R-38) available for attics.

DRYWALL
  • ½" Gypsum board finished smooth on interior walls & ceilings of all finished areas, where ceiling rafters are 24" OC 5/8" drywall will be used on ceilings.
  • 5/8" fire rated Gypsum board on common wall(s) between garage and house as required by building code with one coat of plaster on joints and nails. Garage ceiling and exterior walls will be sheet rocked with one coat of tape.
  • Moisture resistant gypsum board on bath walls.
  • All drywall will be fastened with screws & "CC" nails (perimeter will be nailed with cement coated nails to hold in place upon preliminary installation with the remainder being back screwed).
Optional Drywall
  • Textured ceilings are available.

WINDOWS
  • ANDERSEN 200 series tilt windows with white exterior (low E glass).
  • Argon gas filled insulated glass.
  • U factor .33.
  • Meets or exceeds requirements of ASHRAE codes.
  • Double hung.
  • Both sashes are operable.
  • Screens and divider grilles included throughout.
  • Casement (on certain contemporary models or as option) comparative costs are available.
  • Fixed glass panel (on certain models) trapezoidal or transom (depends on design).
Optional Windows
  • ANDERSEN series 400 and architectural series also available.

DOORS
  • Steel doors or equal insulated metal entrance doors with embossed panels. Front doors have double pane insulated glass half glass sidelights per plans by Thermatru Bench mark or equal.
  • Maintenance free white solid vinyl frame sliding patio door with thermopane glass, screen door and grills per plans.
  • Classic look six panel, paint grade molded masonite interior doors with hollow core interior in wood grain or smooth finish.
  • Textured steel insulated panel garage overhead door by OVERHEAD DOOR COMPANY style #190 series or equal, size per plan.
Optional Doors
  • 6-panel hollow core molded doors are available in varying styles (masonite).
  • Solid core, smooth finish, 6 panel molded interior doors available (masonite).
  • Ponderosa Pine six panel wood interior doors available.
  • Steel insulated overhead doors and automatic openers available.
  • ANDERSEN or WEATHERSHIELD Atrium or sliding style patio doors in place of sliding doors are available.
  • Other door selections available.
  • Glass in garage door available.

HARDWARE
  • Plymouth style SCHLAGE hardware or equal on interior doors and entry door lock sets in polished brass finish.
  • Privacy - all bed and bath doors.
  • Passage - all swing closet doors.
Optional Hardware
  • Dead bolts keyed to entry locksets available for additional costs.

PAINTING
  • Interior: One coat latex primer on all walls & trim. One coat of SHERWIN WILLIAMS (PROMAR "200" series) or equal latex paint in flat finish on all walls, one color throughout (except basement and garage). One coat of semi-gloss latex paint on all trim, one color throughout.
  • Exterior: Entry door (and sidelights if shown on plan) - choice of color. All other entry doors and overhead door - white paint. Front porch posts and rails (if shown on plan) shall be white paint.
Optional Painting
  • Extra colors and stains available.

INTERIOR TRIM & ACCESSORIES
  • Paint grade Windsor or equal MDF primed trim. Doors have 3-½" wide casings; windows have 3-½" wide casings. First floor base trim is 6 ¼" wide and second floor base trim is 3 ¼".
  • CLOSET MAID, or equal white vinyl coated wire shelving (single 12") in all closets. Four shelves in linen closets (9" to 16" deep, based on plans.) Five shelves in pantry closets (12" deep).
  • 42" high glass wall mirrors for all baths in powder room and hall baths (set on top of vanity back splashes). Width will come as close as possible to the vanity width clipped to wall.
Optional Interior Trim & Accessories
  • Larger architectural moldings crown and chair rail trims are available.
  • Stained and urethane trim available.
  • Custom closet shelving available.

STAIRS & RAILS
  • 2 x 10 wood basement stairs with closed risers and handrails.
  • Standard rail system: Urethaned oak rails at open rail areas and urethaned oak wood stair rails adjacent to walls, Painted Birch wood spindles, and newel posts when open stairs per plans.
  • Standard oak stair system includes oak tread polyurethaned with painted stringer and riser.
Optional Stairs & Rails
  • Carpeted Main Stairs: 1 x 8 risers, 2 x 10 hem/fir or spruce wood treads, ¾ tongue and groove plywood on landings with handrails per code. Stairs shall receive ½" foam padding and carpeting (see flooring).
  • Solid oak stair cases are available.

CABINETS & VANITIES
  • Three different styles to choose from with numerous color choices from SCHROCK.
  • Hardware for kitchen and bathroom cabinets.

  • Ceramic: Standard is DAHL Tile or equal. Tile is standard at front entry, kitchen, utility room and baths.
  • Hardwood: ¾" hardwood flooring is standard in the dining room, great room, and living room as applicable.

  • Additional ceramic, marble, carpet and hardwood flooring are available.
  • Sheet Vinyl is offered. Standard choices are Congoleum Valuflor or Tarkett Preference, others maybe selected.

  • Interior ceiling lights in halls, foyer, dining room, and walk-in closets.
  • Master bedroom, bedrooms, living room, family room and den have wall outlets activated by switches for lamp location flexibility.
  • Overhead light in kitchen.
  • Light over kitchen sink.
  • Decorator vanity light above mirrors in all baths. Length of vanity light should be the closest standard size to meet the length of the vanity.
  • Pre wired cable TV outlets; one in the family room, and one in the master bedroom with wires run to the basement by the circuit breaker panel. CATV service hook-up fee by Owner (RG-6 cable).
  • Pre-wired telephone outlets; one in kitchen, one in master bedroom with wires run to the outside of the home by the electric meter socket. Phone service box and hook-up fee by Owner (CAD-5 wire).
  • Switch operated utility lights at ceilings of garage and basement.
  • Pull chain light in attic.
  • White color switches and outlets with smooth finish plate.
  • Doorbell and chime complete.
  • Exterior weatherproof GFI outlets, one at front and rear of home.
Optional Electrical
  • Upgrade for all fixtures or additional fixtures are available at an additional cost.
  • Choice of other color switches and outlet covers available.
  • Ceiling lights on fan light combinations available in all rooms.
  • Networking systems for communications are available.
  • Central Vac rough-in or complete available.
  • Additional phone outlets.
  • Additional TV outlets.
  • Ivory switch and outlet covers available.

Note: Seller expressly reserves the right to make substitutions of materials or products, provided such substations are substantially equal or superior to those ordered. Colors are subject to manufacturer's variations, which may vary from samples.
